"Selling a home is more than just a financial transaction; it's a deeply personal experience that taps into our sense of identity, security, and belonging and, as homeowners prepare to part ways with their abode of many years, they often find themselves on an emotional rollercoaster, grappling with feelings of attachment, nostalgia, and uncertainty about the future," says Yael Geffen, CEO of Lew Geffen Sotheby's International Realty.

"Even when you are really looking forward to the move, it can be a bittersweet experience but, if the sale involves a significant life change like divorce or because the last child has left home, every twist of the process can feel like more salt in the wound.

Geffen explains that one of the most significant emotional challenges of selling a home is saying goodbye to the memories and experiences associated with the property. From family gatherings and milestones to everyday moments of joy and laughter, homes hold a treasure trove of cherished memories that can be difficult to let go of.

"It's also not uncommon for sellers to feel a sense of loss or grief as they bid farewell to the familiar sights, sounds, and smells of their home, as well as the sense of comfort and security it provided."

Geffen notes that it's not just when it comes time to move that emotions are triggered - the home selling process itself can be an unpredictable and emotional rollercoaster and there are specific parts of the process where emotions are more likely to flare up:

Deciding the sale price: Setting the right price for your home can be emotionally charged as it involves assessing the value of the memories and experiences associated with the property. Sellers may feel sentimental attachment to their home and struggle with the reality of market value versus personal value.

Prepping for sale:  Preparing a home for sale involves decluttering, packing away sentimental items and staging, which can stir up feelings of nostalgia and attachment. Sellers will reminisce about the memories made in each room and feel a sense of loss as they prepare to part ways with their home.

Engaging with prospective buyers: Opening your home to prospective buyers can evoke feelings of vulnerability and anticipation. Sellers may feel exposed as strangers scrutinise their space, and the feedback from potential buyers can be both validating and disheartening. Prospective buyers may not feel the same way about your house as you do and you might overhear them making negative comments or plans to change aspects of the house that you don't agree with.

Going back and forth on negotiations: Negotiating offers and counteroffers can be emotionally draining as sellers navigate the delicate balance between securing a fair price and letting go of their attachment to the property. Each offer represents a potential change in the seller's future, adding to the emotional weight of the decision-making process. And there could be a wait of weeks or even months before closing.

While selling your home will always be an emotional experience, Geffen says that there are several coping strategies that sellers can employ to navigate this challenging process with grace and resilience:

Acknowledge Your Feelings: It's essential to recognise and validate your emotions throughout the home-selling process. Allow yourself to feel a range of emotions, from sadness and nostalgia to excitement and anticipation. By acknowledging and accepting your feelings, you can better cope with the ups and downs of selling your home.

Focus on the Positive: While selling your home may be bittersweet, try to focus on the positive aspects of the transition. Remind yourself of the new opportunities and adventures that await you in your next chapter. Visualise your future goals and aspirations, and channel your energy into planning for the exciting possibilities that lie ahead.

Stay Organised and Informed: Knowledge is power when it comes to selling your home. Stay organised and informed throughout the process by creating a timeline, setting realistic goals, and staying current on market trends and developments. Educate yourself about the selling process, including pricing strategies, negotiation tactics, and legal requirements, to feel more empowered and in control.

Seek Support: Don't hesitate to lean on friends, family, and professionals for support during this challenging time. Surround yourself with loved ones who can offer emotional encouragement, practical assistance, and a listening ear when needed.
